What this inspection covers

A baseline Property Condition Assessment conducted to ASTM E2018-15. Combines a walk-through survey, document review and interviews to produce a Property Condition Report (PCR) containing immediate repair costs and a replacement reserve table over the client's evaluation term — the deliverable lenders, buyers and equity partners underwrite against.

Key inspection points

  • Site, pavement, drainage and landscaping
  • Building envelope, roofing and fenestration
  • Structural frame and foundation
  • Mechanical, electrical, plumbing and fire protection
  • Vertical transportation and life safety
  • ADA and code compliance screening
  • Interior finishes and unit/tenant space sampling

How the scope is structured

Once a proposal is approved, these scopes are generated into your project automatically. Each engineer works and signs off one scope at a time, and every checkpoint below becomes a recorded finding with a condition, a severity and photographic evidence.
