Builder's risk & property inspection · InterNACHI, ASHI & ASTM standards

Inspection that stands up as evidence

We inspect construction in progress for builder's risk carriers, and we inspect standing property for the owners who hold it. Same engineers, same standards, same platform — from the proposal you sign to the report your team can act on.

Two practices, one platform

Whether the building is going up, or already standing

Two very different jobs, run on the same disciplined process — because the thing that makes an inspection worth paying for is the same in both: evidence you can rely on.

Construction progress inspection on an active site

Insurance-driven

Construction progress inspection

Builder's risk carriers, developers and brokers rely on us to monitor a build from trenching through completion — documenting work in place, construction quality, water intrusion risk, site security and fire-watch compliance on a defined visit cadence.

  • Scoped per product type — SF, MF, mid/high rise, commercial, industrial
  • Priced transparently from billing hours, site visits and travel
  • Reports issued to the carrier and the named insured
  • Immediate hazard notification within 24 hours

Builder's risk coverage

We are on site before the concrete, and after the keys

Construction risk is not evenly distributed across a programme. Our visit cadence follows where the exposure actually sits.

  1. 1

    Pre-construction

    Plan review

Documents reviewed against policy conditions before anyone breaks ground.

  2. 2

    Below grade

    Trenching & foundation

Excavation, waterproofing and foundation placement observed before they are covered.

  3. 3

    Frame

    Vertical start

Erection, connections and load paths as the structure goes up.

  4. 4

    Dry-in

    Envelope & fit-out

Water intrusion risk, envelope integrity and interior progress.

  5. 5

    Completion

    Closeout

Final inspection and the consolidated report for the carrier file.

Inspection disciplines

Every inspection a U.S. property will ever need

Six practice areas. Fifty-one disciplines. One accountable team — so a single asset never needs four different vendors and four incompatible reports.

Product types

Scoped by what you are actually building

A tract development and a 40-storey tower do not get the same checklist, the same visit cadence or the same inspector. Every proposal we issue is scoped per product type, with the quantities that product actually uses — lots and phases for a development, levels and built-up area for a high rise.

How an engagement runs

Proposal to signed report, tracked end to end

Every stage below is a real state in the platform — you can see exactly where your project stands at any hour of the day.

  1. 01

    Scoped proposal

We capture the property, the programme and your objective, then issue an itemised proposal naming every scope, the governing standard, the deliverables and the fee basis.

  2. 02

    Your approval

Approve in the client portal or by signature. Approval converts the proposal into a live project automatically — every scope you agreed is generated, nothing is re-keyed.

  3. 03

    Team assignment

A project manager takes ownership, hands it to a project lead, and the lead assigns credential-matched inspection engineers scope by scope.

  4. 04

    Field inspection

Engineers work the checkpoints on a tablet — condition, severity, observation, recommendation, photographs, GPS. Fully offline in basements, plant rooms and dead zones.

  5. 05

    Independent review

The engineer closes each scope, then the project. Nothing reaches you until the project lead has reviewed and formally approved it — nobody signs off their own work.

  6. 06

    Reporting

Approved reports appear in your portal to view and download, with a full audit trail of who recorded what, where they were standing and when.

The platform

Software that works where the buildings are

Inspections happen in crawlspaces, mechanical rooms, stairwells, active construction sites and rural lots where there is no signal. Inspection Master was built offline-first so that a dead zone never costs a second mobilisation.

  • True offline inspections

The field app caches every assigned project, scope and checkpoint locally. Engineers capture findings and photographs with no connection, and the queue syncs automatically the moment signal returns.

  • Web, iOS and Android

An installable progressive web app plus native mobile apps — same data, same rules, same audit trail on every device.

  • Role-based access control

Departments, roles and a granular permission matrix govern who can see and do what. Every state change is written to an append-only audit log.

  • Live client visibility

Your team sees scope-level progress, daily reports and approved deliverables as they happen — not in a status call next Tuesday.

Licensed engineers, not subcontractors

Inspections are performed by our own credentialed staff. One accountable party, one standard of care, one signature.

Turnaround you can underwrite to

99.2% on-time delivery against contracted dates. Reports land when we said they would, every cycle.

Evidence on every finding

Each finding carries geo-tagged photographs, condition, severity and a costed recommendation — defensible in negotiation, claim or litigation.

One vendor, national portfolio

A single build, a regional programme or a nationwide book — same platform, same reporting format, one invoice.

Client outcomes

Trusted on the assets that matter

“Their progress reports are the reason our builder’s risk book on that development stayed clean. Water intrusion flagged at dry-in, corrected in a week, no claim.”

Elena Marsh

Risk Engineering Lead · Kirkwood Risk Partners

“We took 1,400 scattered-site rentals through acquisition diligence in nine weeks. Same report format on every asset meant our underwriting team could actually compare them.”

Marcus Delaney

VP Asset Management · Northbridge Residential

“The portal is the difference. My site managers see the report the same evening instead of waiting three weeks for a PDF nobody can search.”

Dale Whitcombe

Regional Property Director · Halstead Commercial Group

Common questions

Before you request a quote

Cannot find your answer? Our inspection coordinators respond to every enquiry within one business day.

Ask a question

Do I need an insurer to engage you?

No. We run two practices side by side. If a builder’s risk carrier is commissioning construction progress inspection, we work through the carrier, developer and broker chain. If you own the property and simply want to know its condition, you engage us directly — no insurer involved, and the report is prepared for you alone.

How is a construction inspection programme priced?

Per product type. Each product — single family, multi family, mid/high rise, commercial, parking structure and so on — carries its own quantities, inspection mode and visit cadence, and is priced from billing hours, number of site visits, travel and where relevant built-up area. Every one of those figures appears as a named line on your proposal.

How quickly can you mobilise?

Standard residential inspections are typically scheduled within 3–5 business days. Construction programmes are mobilised against your schedule, usually within two weeks of acceptance. Catastrophe response and rush scheduling are available on request.

When do I receive the report?

Site visit reports are published to your portal within three business days of each visit, once the project lead has approved them. Residential reports are typically delivered within 24 hours of fieldwork, and a full ASTM E2018 property condition assessment within 5–10 business days.

Can our team see progress while work is underway?

Yes. Your client portal shows live scope-level progress on every project, the assigned team, all approved reports, and an issue channel where your employees can raise questions directly to the project lead.

What happens if the site has no cell signal?

Nothing changes. Our field application caches the full project offline. Inspectors record findings, measurements and photographs without a connection, and everything syncs automatically once the device is back online.
